Ben Stone has now retired from the tower industry. He has been building towers for 32 years. He has built them as

high as 2000 feet. From America to Europe and Africa. He met Joanne 27 years ago when she had just graduated from

Engineering school and started working for a major Telecom carrier in the USA. Ben is Canadian by the way and they

live in Nova Scotia now getting ready to celebrate their 25th wedding anniversary.

In 1987, while working in the Philippines, Ben had noticed many variations of “homemade” towers being used for Wind

Turbines and Ham Radio operators. Ben took lots of notes and pictures and sent them to Joanne. She combined the best

elements of all these and added her own brilliance to the design and came up with the best tilt/crank tower in the

world.

They started manufacturing these towers and selling them throughout North America. Due to the extreme costs of

shipping these towers it just was not feasible for their customers. They produced 200 of these towers and sold them

within Eastern Canada and the USA. Ben personally built 27 of these.

In order to reach a larger market, they decided to sell their prints. This way they could market them around the

world. Their customers can easily buy their materials locally and fabricate themselves, or have a local tradesman

make the pieces for them.

Ben and Joanne have now sold over 9,000 copies of their prints since 1990 all around the world. From the best that

they can tell over 1,700 have actually been built. This is from direct feedback from their customers. There could be

many more that their customers have built but just not sent a picture in. But most of the time the customer is so

excited that they send completed photo’s right away.

Why Borrowers Don’t Qualify

A survey was done by Zillow in early September that shows that nearly one-third of borrowers are unable to qualify because of their credit score. The survey was based upon a pool of 25,000 people that were getting loan quotes, and those with a credit score of under 620 were only getting one quote back. When even these prospective borrowers were putting in information that included a reasonable or more than average down payment, they were still not getting back more than one quote. My Fico.com has said that just under 30% of Americans have a credit score below 620, so this is a good wake-up call.

It is true that the lowest interest rates go to the borrowers with the best credit scores, and the lowest rates were comprised of borrowers that had a credit score of 720 or higher. In fact, the average rate on a 30 year fixed-rate loan was as low as 4.3%. Borrowers that had credit scores between 620 and 719 were still get rates below 5%, but the rates were slightly higher than those with the scores of 720.

What is Shadow Inventory?

The excess of inventory of homes provides prospective buyers with plenty of opportunity to look at several homes before making a decision, but that doesn’t mean that make it any easier in terms of a recovery for the housing market. Unfortunately, with the large amount of homes that are dumped into the inventory every day, it makes it that much longer before that inventory has been cleared. Some experts say that our inventory won’t clear until around 2013. Nonetheless, the more homes that are added that more this keeps the housing recovery at bay.

Worrying about the excess inventory of homes isn’t going to change anything and therefore it seems a waste of time to be concerned about it. There are still homes going into foreclosure, and more homes yet to be listed as short sales, so worrying isn’t going to change anything and will certainly make it worse.

The inventory currently contains anywhere from 1 million to 8 million homes. Sounds like a huge gap right? It is a big gap, but either way 1 million isn’t good anyhow, leaving me to wonder exactly how long it is going to take to get these homes sold. With the changing of underwriting guidelines and changes in down payments that lenders have made, it makes it really tough to get borrowers into homes.

Warnings to Improve Your Score to Prepare for a Loan

Improving your credit score can certainly get you a better rate, no matter when you decide to buy a home, buy a car, or even refinance. If you had good credit when you bought your home but you don’t now, that could pose a problem when you apply to refinance. Improving your credit score will save you money over time, because with a lower credit score you are going to have a lower APR than you would with higher interest rate. The Annual Percentage Rate is the interest that you pay annually on something, so when you have an understanding of how lending works, it gives you the power to make better choices.

The other thing to keep in mind with this survey, is that it doesn’t account or those who took out an FHA loan. FHA does look at your credit, but there are certain things they look for that a conventional lender doesn’t consider. FHA focuses on what makes sense, and allows for letters of explanation with certain types of delinquencies. FHA also considers a combination of things, which can come together to make a loan work. I am not saying that everyone will qualify, and FHA is not a subprime loan, but the FHA requirements do lean toward “commonsense underwriting”. The FHA has made some changes over the course of the year with credit scores regarding purchasing and down payments, but the FHA programs are still the most sound product and do allow more room for borrowers to get a loan. The lenders still ultimately make the final decision, but it is totally worth the time to speak with an FHA specialist first.

Stunning Mortgage Modification Bill

In a perfect world any borrower can refinance their 30 year fixed rate mortgage at market rates no matter what they owe, no matter how much they make, and no matter what their credit looks like. This is in a perfect world where we have no concerns about much of anything. However, do you really think that this would change things? In my professional opinion there is no way in the world that this will work and I will tell you why.

If we allow anyone and everyone to take advantage of the market rates no matter what, it won’t teach anyone, anything. It sounds great, but when you get to the deeper heart of the matter and you see how finance works, this plan sounds just like a subprime loan. Take a look at where we are right now, and tell me how we got there. Everyone was screaming I want a low rate, and banks and lenders came up with some of the worst plans out there. We had low rates for people who had just walked out of bankruptcy, and repossessions. This shouldn’t be, and those who are for it will get a rude awakening in the end. Trends show that this won’t work, especially when you look at where we are now.

Foreclosure and Eviction Scams

Many economists and analysts have claimed that the Great Recession was over in June of 2009, but there are still many consumers that beg to differ. The other problem is that you have scams that are still happening everywhere, that are completely unrelated to issues that led to our tough economic times. How is this happening when things were supposed to change, and the government was to crack down on banks.

Some large banks that were listed as being part of some high level foreclosure and eviction scams include JP Morgan Chase, GMAC Mortgage, Bank of America, Wells Fargo and some other large banks too. Bail outs? The sad part is much of this has been aided by innocent tax payer funds, and those who are unaware will be aware when everything comes out in the wash and will change the way people view our government today.

Corruption is the last of everyone’s worries, it is what our country chooses to do with it or about it. Jeffrey Stephan, a manager for GMAC that signs off on mortgage execution affidavits sign off on over 10,000 affidavits without reading them. What? Yes, you heard me right. How does this happen? Weren’t we going to focus on working on modifications first? At least, most of us understood that to be the plan, but I don’t think that has been how it works. The challenge is when you break it down on a day’s work, and assuming that he works a typical 8 hour work day, the number he signs off on a day is mind numbing. It is careless, callous and completely inappropriate.

I do want to see a change, but I can’t save the world. I can only account for what I do, and how I work with my clients and manage their loans. All I want is to make a plea that each and every professional in this industry remain a professional, and vow to work together for the good of the people.

Everyone Is Suffering from the Housing Market

Every day when I meet with a new family, I am always asked: “ Is it only this bad in California?” I answer them honestly; “No.” The reality is that there are those people who were in a home, but looking to purchase a different home, especially if they need to upgrade due to their family increasing in size. These days, the word is that you can find more house for your money which is true, and there is certainly plenty of inventory to choose from. However, these people face the same battle, and may not be able to get what they are asking for their home, leaving them with the same payment, or if they are able qualify on both payments, they could possibly move into the new home and face having to make two payments a month. This isn’t a pleasant site.

When the Case-Shiller report came out on Tuesday, it showed a decline in the housing prices; again. This could indicate a double-dip in housing prices, which is something that we really don’t want to see. The housing prices didn’t drop in certain states, but they dropped in the top 20 metropolitan areas. Reports from the Nationals Association of Realtors and the Census Bureau both show similar trends, except they are a little worse. Since April, things have dramatically tapered off due to the expiration of the homebuyer tax credit. So, will they bring it back?
